Anyone purchased a property within AP5?

1) what block
2) what was included in the price?
3) when have you been told it wll be finished?

Have you been out and seen the development?

i have bought a one bedroomed apartment on AP-5. Block 7. it you bought from 1st Aug-15th Oct then fadesa promised free air-con and white goods were included. I was not told this but did buy at the beginning of August but Fadesa are refusing to give me said items. Unfortunately a multi-billion £ company is refusing to budge and it looks like it'll end up in court. Very sad and its tainted my purchase. finsihed aug 2008. Going out in Jan2007 to see it.

What's the name of the development on AP5? Developer I assume is Fadesa?

I puchased end of Oct - and I didnt qualify either - which is a bit annoying.

I have puchased in AP5 - Block 9 - also a 1bed apartment.

Could you tell me what agent, what solicitor and what mortgage lender you have used, and whether you have started negiotiating rental fees with agents too.

Myself, and 2 colleagues have also brought so we thought it would be good to get a community together to try and negotiate deals with agents etc.

I am visiting Dec 15th 06 - and Ive been todl it will be completed mid 08.

My agent is Move With Us International. I have used Max Gold Solicitors. Both have been pretty good though could not sort out the free white goods mess. Who have you used? As for negociating rental fees - i was lead to believe there would be an on-site rental company looking after our apartments? I havent started with mortgages yet, its 18 months away and im sure the market will change loads in that time. Im glad to hear from you as i was thinking i was the only person to have purchased on AP-5! Good luck with your visit - let me know if you have any success in trying to get free white goods & air-con and if you have any advice for me on my trip in January. Defo up for getting a community together if nothing more than to have a few cold ones together in a few yrs time!

I've also bought on AP5, block 7, ground floor. I wasn't offered any white goods sadly, but I signed agreements in May. I was introduced through Property Frontiers, but after the initial introduction, I've been dealing with Fadesa directly. Does anyone know what price these are going for now? Have they increased at all. Anyone been out to see the site, and if so, how did you get there?

Hi Guys,
We are in the process of selling flat in the uk in readiness to purchase, hopefully in Saidia (Oasis Beach). Finally back 'on-line' so can catch-up with forums.
Missed the boat early days so maybe buying re-sale. Still, we are looking long term and to use as holidays AND rental as we will be getting 60% mortgage.
I still think there is money to be made though, prices are rising again end of Jan.
We are after a 2 bed penthouse, but may have to comprimise on location slightly. Next phase of penthouses rise steeply in price.
Trying not to get too carried away and take my time. Lots to consider this end. Might catch our breath and wait till the flat sale completes. At least we will be ready with cash then.

Well it looks like we'll be neighbours! ive got a ground floor in block 7 on AP-5.
I was told by Fadesa i had to communicate to them thru my agent! As far as i know they havent all sold yet therefore prices havent risen at all. I came back from a visit last week. I holidayed on the costa del sol for a week and did a day trip flying from malaga to melilla then it is a 90 min taxi ride to the sote thru the moroccan border (eye opener!) £60 return tickets + £100 taxi fair. Hope we've not been sold the same property!!

I've bought AP5-B7-P2-RDC B - one of the centre ones.

When you got a taxi from Melilla, did you keep it for the whole time you were there, or was that just a return journey? Was there anything to do there or was it just a building site?
I'm off to Spain at the end of this month, and was thinking of going over to see the progress. Presumably nothing has been done so far on AP5?

We really are neighbours! i've bought AP5-B7-P2-RDC A !!! Good to hear from you. To answer your questions - yeas the taxi stayed with us the whole time, infact it drove us round the site with a Fadesa guide directing. It is still a huge building site but plenty of properties are finished as is the marina, prominade and beach hut. Definitely worth a visit. AP-5 has started and the foundations are in place. How much did you pay for your apartment if you dont mind me asking, i paid 86,369 euros.

Hi folks. Just thought I would let you know that Totally Property have started a new owners group board for Mediterrania Saidia. I know their Dubai owners groups are getting quite popular and it looks like they are trying to do the same for other developments. F.

Hi Everyone!
I've just reserved a 2 bed penthouse on AP5,block 9 this week at the staggering price of 136,300 euros. I was told this has been the original price and there have been no price increases at all on AP5. Whether this is true I have no idea. Anyway we are going to see the site in 9 days time to see if it's worth all that money. It seems AP5 is the worst block to be in as its right at the back! I wanted to wait for the next phase as they seem to be in better locations but my agent says there will probably be aprice increase- again don't know if thats true. Can anyone enlighten me and do you think that the price is expensive.

hi Lita,

I think you'll change your mind about AP-5's location when you go there. I thought the same as you but because its situated at the top of the 'arc' of the complex its only 300-400 metres away from the shopping complex and a further 100m to the beach. AP4 & 6 are just over the road, only 50 metres from AP@5, and they are much bigger complexes - ours is small and sort of a little bit away from the rest which i kinda like. As the for the price you paid - well the show apartments look lovely-- at the end of the day the way i look at it is if they all sellout and the resort is a success it'll be a bargain, if not then we've got a nice holiday home! HA!

that's a good price!
We have an option on a 2 bed penthouse on AP6. It's a re-sale and it's £103K!
No furniture and no aircon!!! We can get the furn package for about £5K, and the aircon unit shouldn't cost much as it's wired ready.
So is this a bad buy then? Some say the 'residential'blocks might be better as they will be kept better - I don't know though.
Also, as we are residential, we don't get access to the oasis clubs. Should be ready March/April, but I don't envisage much rental till most of the rest have completed.
What's the score on Solicitors/Moroccan Mortgages/fees etc etc?

I think those 2 beds in AP6 are bigger than what they are in AP5. The AP5 ones only have 76sqm internal and 49sqm solarium where the ones in AP6 are 98sqm internal and about 100sqm for the solarium. I rang an agent today and he said he was selling 2 bed penthouses for £98,500 on AP2! These again are the larger ones.
I don't know why the ones in AP5 are smaller than the rest of the APs.

We have the option on a re-sale for £103,000, the new releases are £158 - £165,000!!!!!
Ours isn't furnished or air con finished, but we couldn't really afford the new releases even though they come as part of the Oasis area (as opposed to residential).
We fly out next week to take a look. Only bummer is that we need the big money now as opposed to getting breathing space to save it or pull it together.
I think a cheaper option is to mortgage over here as opposed to getting a Moroccan mortgage.
There's still loads to consider regarding our first purchase abroad. I'm amaized at how much I'm 'faffing' with all of this. I guess in 5 years, the Penthouse will be worth double or even triple and I'll wonder why I worried at all. Probably because I'm mortgaging for the flipping thing. No pun intended on the 'flipping' point!!

Do you really expect an apartment in Morocoo to cost £400K in 5 years time? Dream on.

Just be aware that some people on here are at the very beginning of their overseas property adventure, and, as such, are looking for FRIENDLY advice and guidance. You'd be wise to remember this Taraca!

Hi, ive not followed the Saidia development much but have been offered 2 bed 2 bath apartment at the price it was when initially released, ive asked of the location of the apartment but can anyone advise how much i'd be looking at today if purchasing a 2 bed 2 bath apt? also has anyone purchased a similar spec apartment,if so how much did you pay & when was this? While not wishing to excuse inappropriate postings, I can understand people being upset if their expectations haven't been met. To someone looking here for the first time, it all seems very negative, with a lot of postings about mutual problems. Frankly, I've been put off.
So I'd be interested in answers to a couple of questions: 1. "In retrospect, would you buy off-plan here again?" and 2. "What's the %premium buying 2nd.-hand compared to off-plan?".
Also I'd like to get a better picture of the real situation, not a. naturally biased views of those already locked-into an off-plan buy and b. with a real picture of resale versus off-plan prices.
