Im interested in the Greens, but here are some issues:

1) The developers seem to be a small unknown outfit. Saffron Villas say they are robust but then they would, they are the sole selling agents.

I know the developers of The Greens have problems with Fadesa, with another section of the Saidia development, where Fadesa may not give them the land to build on. Not sure of the reasons, but that is the rumour at the moment.

2) Is the Bank Guarantee robust and realistic

I know for a fact, that there are NO bank guarantees on the whole of the Mediterranea Saidia site. Dont get me wrong, the fact that this is governmental and monarchy backed should be enough, but there are NO bank guarantees. The closest you will get to this, is if your monies are held in escrow.

Is The Greens the development in which the England Football team have bought? I just recall reading a post about this on www.totallyproperty.com a few weeks ago - which came up and then was deleted soon after?

Thanks
FK

No the footballers bought the properties on the development I have bought on called Le Jardin De Fleur which is within the same Saidia development as The Greens.

The Greens is Saidia's entry level property and represents good value although some say the sizes can be a little small.
I think re - sales and rentals will be good as there will always be people wanting property on this premium development (ie Saidia) but at a more modest price.

Ive just heard by the way that the up - market Barcelo Groups hotel will open next summer. It apparantly has a casino. All good news for us investors that such companies are putting thier own money into Saidia.

BTW, Ive also just reserved a marina berth as I think these are a highly sought after commodity and a nice hasle free investment.

Thor. What is the situation with marina berths? Is their a price list and have you found out the nitty gritty on how long a lease it is for (if indeed it is a lease) and any restrictions on selling on (think company based at marina may have first refusal.)

FK/Thor. I had heard from two sources (not chat forums) that 2 or 3 hundred houses had been bought by the consortium. Effectively bought all of the properties to be developed on two PL plots backing onto the stadium. Greens will have 3 LJDF villa plots nearby.

Soup Dragon, are you meaning that The Greens will have 'good neighbours' when referring to LJDF plots nearby??

Is that perhaps a good sign to buy there??

I bought through Superior of Bristol.

You know Im tempted to do another Moroccan investment but the Islam / Christian tension is constantly in the news so acts as a dampener on my spirits.

I don't think it can do The Greens any harm having only villas nearby. Just makes surroundings that bit nicer (low density.) Flip side to that is that it is further to most amenities than other developments of flats on the market.
