I purchased a studio in sport city Dubai. Was told after my initial 10% I will get my contract. 3 months later I still haven't recieved my contract. I'm trying to back down but they having non of it. Anyone knows where I stand? The agent in in London but the developers are in dubai. Any ideas where I stand in the eyes of the law.
If you still want to go ahead with the purchase, I would go over the agent who sold it to you and either go straight to their supervisor/manager or to the developer of the project and explain the situation. However, if you don't want to go through with the purchase you may be entitled to a refund since the agent is not fulfilling their part of the bargain and has failed to give you a contract.
I would say you should give them a jolt on the phone, i.e. threaten them that you would expose their defeciency in service to the media or something and tell them you have already hired a lawyer or something. These people might act justly when threatened, apparently people do not respect who play by the rules like you did, so i think you have to act with an iron hand!
Then you might really try a lawyer if they don't act in accordance to the rules after your warning !
It's quite common in Dubai not to receive the contracts (SPAs) for months and months. I also reserved a studio in Sports City - actually almost a year ago - and still haven't got the contract through. If you still think it's a good deal then hold and don't get too panic-stricken by delays. If Sports City does take off (especially with an Olympic bid in the pipeline) you may regret selling. On the other hand, if you're unhappy about the whole thing then think about selling. Personally I think losing 15k on a studio is one hell of a waste of money!
just brought in the cube in sports city- my agents dubaicitymoves chased up the developer and got the contract sent out after 1 month very happy with purchase as im getting 10%+ rental guarantee for the first 3 years
I have bought in International City through Gowealthy and have to wait months for my contracts. Nakheel, the developer of International City are extremely slow in issuing contracts, although I have no idea about how prompt the developers of Sport City are.
In general, getting any kind of contract in Dubai can be slow, since a massive aqmount of development is going on and there are not enough trained staff to deal with the legal side of all this development. Everybody is trying to conduct business in English and a large proportion of the office staff, wherever you go in Dubai, cannot speak it 100% properly.
