Yeboah, i meant i posed the same question on flipping previously, I want to know more about it myself. I know after my 30% is paid for GNG i can flip contract anytime, although i dont believe i will as i see Brazil as a long term investment. I actually do'nt even see rentals coming into play for about 4 years myself... I think it is a long road to seeing it change and to see the North develop as much as the south of Natal.
I think it will, providing all these promises are made eg/ golf course ARE built, infrastructures built and help push the North side tourism.
There are a few land license delays with GNG at moment, so it kind of conerns me that they do not yet have it and they are promising 5 PGA golf course and an Ocean prominade for the whole site!. This is what is causing the delay at present i think. How is Jacuma going?
what are your targets and visualisation in terms of renting your place?

Nick - my vision for Braxil is similar to yours..dont expect much in the first few years but not a much pressure as other investments as hope to clear the cost of the investments without the need for loans. As I'm far from minted a lot of this depends on my ability to shift other overseas investments (back onto the flipping debate for place in Paphos).
Jacuma is also awaiting final license for the whole development (they made some changes) the sign off is expected in Nov but I'm pretty relaxed about delays as it means i keep my money longer!!
Brazil offers excellent long term investment potential, i may be dreaming but I'm hoping my £140k invested across Jacuma and Bahia will be worth £500k in 10 years!!! Time will tell how close I am to cloud cuckoo land!
On the rental side, after 5 years if I'm clearing 5% after costs then I'd be pretty happy...

I am in a diff position to you because as i said, i am purely gettng this from loaned money... Being a first time and all... I am taking a much bigger risk in reality but as i want to start somewhere now and not go buy a crappy flat here in the UK for 100k!
I like your optimism, get on the other forum i am talking about and share it please! there is alot of negativity spreading lol! I have only bought a one bed as can only afford this! what can you predict for the price of that then for the future?!
My friend has a place in Pahos he just bought too. He also wants to flip his place

I'd be happy you have made the right move with the GNG or any decent development in the area.
There are so many so called experts who claim they can predict the market...they're the same ones who said the UK market was dead 10 years ago! You pay your money and take the chance.
Even at a very conservative 10% yr/yr, and this is very conservative for an emerging market, a £50k investment will be worth £130k in 10 years.
I think whilst i'm still relatively young (33) life should be about tkaing some calculated gambles. Setting up a business in retail for example is far more risky and sticking cah in the bank is just plain boring.

From the plots of land they have sent me as an idea, it seems like I can get a good sized beachfront plot near Touros and Sau Miquel de Gostosa. It seems this area is cheaper, but on the up as there are several large developments being built, like the Lagoa. I don't know whether it is better to buy beachfront in an up and coming area or slightly back from the beach somewhere established?! I love Pipa but it is way too expensive!
I was originally looking at BPI's Ponta Brasil Beach Resort, which is small and beachfront and seemed like a very good investment. But can afford a bit more and I just like the idea of building my own place.
I think I really need to go out and have a proper look around.

Bit of good news for you as well, Emirates started flying to Sao Paulo on Monday! If Natal Airport is going to be as big as they say, then hoefully they will fly there too!
