None of the others are backed by reputable solid developers and this one also has the backing of the King and state because the King proclaimed this to be the premier site.
The point is there is nothing like this in the Med. The luxury level and facilities are way beyond the norm and even the Polaris venues in Spain are not a patch.
When my place is built I want the option of renting. With a small site such as Royal Asilah there are no world class facilities to draw the winter guest. Saidia has a breath taking array of facilities and is enclosed in a vast 'green' private enclave so will appeal year round.
This is crucial. I know people who cant even let thier villa in Spain or Cyprus as there is too much supply. The point with Saidia, is its unique blend of facilities and class not to mention the 800 berth Marina and global designer shops will draw a large sophisticated crowd, yet the site is a one off. The other Moroccan sites will all be in competetion with one another whereas this will have a monopoly on the high end and those seeking security. Once the property is sold on Saidia - thats it, there will be no more on the site!
Also you get exposure to 8 (some say 11) top hotels and a 1000 seat exibition centre - this all means a bigger audience for your wares.
On top of all this the weather in Saidia is less prone to cold winds as its a sheltered MEDITTERANEAN spot whereas most other developments are on the windy Atlantic coast. Think about the golfing parties in the low season, I know which site Id go for. Even if weather bad, the giant sports complex and other facilities not too mention unrivalled natural scape will prove a big draw.
Oh and I forgot to mention the developers on Saidia have Bank guarantees so you dont loose anything should they go bust. Why take the risk with unknown small developers elsewhere!?
Not saying anything for/against any development, but regarding weather - I know someone who was in Morocco in December, they wer at Saidia it was 10c and then they went over to Asilah (atlantic) and it was 17c.
This obviously isnt the permanent weather guide ! Another point though, wind is handy for all kinds of surfing...
I think the investment depends on your budget!, Asilah will cost you aprox 50k for 2 bed 2 bath, Saidia will cost 100k..., its down to the individual at the end of the day.
But I also reckon Marrakech is a goodun even though prices are already more inflated. Marrakech offers a unique cultural experience, michelin starred restaurants, world class golf, warm climate all year round, easyjet, BA, thomson, atlas blue all fly direct from the UK, 2 hrs from the coast, 1/2 day from the sahara, 45 mins from skiing (which is having a large capital injection)... I could go on.

As for the Emaar projects I think its too early for any detail but from what Ive read they will all do well, its like buying in Dubai 10 years ago!
Im sticking with Saidia. The 'LeJardinDeFleur' properties (Im buying) go up 4% this Monday so Im already showing a profit! Another freind of mine reserved one yesterday as the £2000 reservation is fully refundable (some agents tell u it isnt but I have written confirmation from the developer it is). I see many villas around the med with 95% less facilities (for example 1 x 9 hole golf, not 3 x 18 hole) that rent for £2000 per week and whilst I dare'nt imagine I can get this level of rent there is no reason the rent wont be substantial once the site becomes known.

I do not know who the developers are but I am going on an inspection visit to Paradise beach on the 1st June so should find out then. My big worry is that we are intending to buy through International property link but since we arranged the trip we have heard a lot of bad press about them. Has anybody bought through them and had a GOOD experience?
Dont buy through IPL, I nearly made that mistake until i found that they were trying to charge me 3k more for the same apartment i got through the agent i chose in the end, if you want contact details ask me.
veeparmar the thing is the price I reserved at was very low and has already gone up by £4000 There are rumours it is going up again at the end of May. If I now go to another agent now I will be paying a higher price any way. Catch 22 I think! Foody

Foody, do not rely on agents. Any prudent preson always does thier own research. Find out now who the developers are and thier registered office then do your homework.
Countless people lose money everyday on iffy developers. Not saying yours are iffy, but better safe than sorry.

No it was lee Curtis and he was very helpful but then at this stage it is what you would expect. I just hope the bad press IPL have got is wrong and they remain very helpful!!! I am looking forward to site visit foody.
we have bought at paradise beach too, going out next month. The developers for this site are Prestige Property overseas, they are based in Spain and have large developments over there. Yes they have bank guarantees, and yes they have planning permission. Also deposits refunded before you sign. Do your research first, as always, and dont let people try to sway you to sites they are buying on. People on this site recommend you to their agent because they have been promised commission if they recommend! Also what Thorr said, "none of the others are backed by reputable solid developers"is rubbish! just because Saidia is backed by the King doesnt mean the other sites are rubbish. Do YOUR research.
Phoenis Thanks for that information it is very helpful not only to me but to others on this site. I am trying to research as much as possible and it was doing that i found a forum of just complains about Palmers properties that have now changed their name to IPL. Soi got worried. Prestige properties is who my deposit was paid to, so are they linked with IPL? foody
If you look at the web sites, property borders,casablanca properties, prestige properties etc you can see from their ads that they are all taken from the same brochure. So are all agents working for Prestige Properties overseas sl. in Spain. I asked who the developer was and reluctantly was told PPO sl. I also asked them ALL various questions and was told the same thing - they are ALL just agents for the same company. The only thing you must do is check the agents fees because they can charge different prices. But when you sign contracts I think i am right, we will all sign with PPOsl. regardless of which agent we started off with. But the agent is the one who sees to your trips and paperwork i suppose, so if you pay a crap agent, his service may well be crap. If you get any further with PPOsl (in spain) keep me informed please. I suppose we must find out about other sites they have built in Spain, I cant find out much over the internet.Maybe you will. Keep plugging, however i feel we are on to a winner.
Dear Veeparmer/Thorr/Foody & Phoenis, We have already paid our 40% on a small 1 bed in Asilah Phase one. Are you all buying in Beach & Golf or has anyone done the same as me? we also have a reservation in beach & golf. Our agent is Prestige. The contract quotes the developer as Home Beach SARL, & I'm trying to find out what the relation this is to Prestige. However even if they are not the developer, Prestige do seem to be the main agent as you say. I haven't had confirmation regarding when it is likely to start work, but have e-mailed the Lawfrim today to try & get some more info. I am not sure about bank guarantees, only that the Lawfirm are holding the 40% in a secure account until the building permission & licences are all received. We did visit Asilah one site & liked the area very much. It will make a great family resort, & very close to Tangier airport - brilliant new motorway. We had a plan of Asilah one layout & the apartment we picked is stated on the contract, but haven't received anything yet from Prestige for beach & golf. Regarding Saidia, we feel that it was very expensive & will have to bring in twice as much rent to cover our costs. I do think though that the site will probably be fantastic & yes may be better backed etc, & more rentable, but it is also very close to Algeria border; may be not so good, & currently the flights are not so easy to get as with Tangier- though I'm sure that will change. Persaonally we just felt happier investing in a few smaller projects & in that way spreading the risk possibly, than having to put 100K into one. (We are also buying one in Playa Vista). Maybe if we had been able to get in to Saidia at the start things would be different because prices may have been alot cheaper - can anybody confirm that who's buying there? Good luck anyway, I'm sure Saidia will be a great investment.
