Hi, ive just gone with an apartment on the Asilah Phase 1, managed to reserve Feb 06 at a good price, however i am led to believe plans on Phase 1 may change, certain blocks may get removed completly & other blocks may get reduced to only ground & penthouse... anyone else heard similar news?

Im buying Saidia.

You are correct in saying more rent will be required to make it pay but I think Saidia will rent a lot better than other resorts.
This is especially the case off - season.
3 golf courses, Olympic standard sports facilities, 2 large western supermarkets (not mini marts), 60 shops including many designer names, cinemas, bowling, polo, aqua centre, wellness centre, small HOSPITAL (important for families), helipads, 20 restaurants, lots of bars including big named international bars such as 'Budha Bars'.

Also 8 large hotels including some big names (Barcelo hotels) works for owners on 2 fronts;

1) the thousands of guests are exposed to the rental property and will choose to use it for future stays.

2)the marketing machinery associated with the hotels means Saidia gets good exposure 365 days per year. In today's mass media / message bombarded society, maximum exposure is a definite plus.

Saidia is also less weather dependant. People will choose to stay in facility laden resorts even when the weather cant be depended upon.

On a slightly depressing note, one must consider security. Terrorists are highly likely to target Morocco just as they haVE Turkey, Bali and Egypt. Saidia is a large secure enviroment and some of the actual developments (LJDF)within it are separately enclosed.
Security is therefore another plus for Sadia.

Im not knocking the other developments, just putting my opinion as to why I felt it worth spending 40% more.

I'm looking at buying at the Paradise Golf & Beach resort with a view for renting it out and using it ourselves. The proposed tunnel between Spain and Morocco will also benefit the area.

There seems to be a good number of people looking at this development. We should form a residents society? (I don't believe their is any law against it?).

But if you are looking at buying, you need to show intent before Wednesday as the prices go up 10% afterwards.

Is there any special reason for this new price rise (plans finalised...)? I had heard that allocation should start pretty soon.

I agree that Sadia will be huge and full of facilities but it is more like a small town than a resort. If you bought at the begining then it would be a great investment. Prices are now too high for some.

The smaller developments like paradise beach will I think be easier to police so security should be better and at the moment they are very good value for money.

I would go for a residents society there is safety in numbers.

In regards to CSS' question on the price rise it is the developers attempt at getting people to reserve early. The current prices have already risen by 12% from the first price release.

The plans are out in about 6 weeks I'm led to believe.

Just got some sort of plan this morning. I rang the agent assuming they would have our plot numbers, but was told these will be another day or so. Most of the front line on the golf course side have sold on them. Front line that we have reserved are behind the villas on an elevated position, hope not looking at roofs!
FOODY....good idea of a residents ass. And i think although the tunnel is agreed in principle it will be years in the planning. Look how long the channel tunnel took.

no need to, go to the prestige property overseas web site, click the photo icon on paradise beach page and the site map comes up.It has been there for a while but now has plot numbers on it. Sections A B & C are phase 1.

I have been out to view the Paradise Beach & Golf Resort and I think that for the money which is being paid the location is brilliant. My only concerns are that the resort is at most 10 mins away from the airport and currently there are not any internal flights going over the area but what if there are in the future - this could make for one very noisy resort. Apart from that the beach is expansive, golden and beautiful. Re the concern of looking at the villas roofs the resort is to be constructed on the slope of a hill so the villas will be on the lower end of the slope ensuring that all behind should be overlooking them, thats what I could see from the one rock I climbed onto. Best way to make a decision I would say is to go out there. I have put down a reservation and should be having my plot allocated to me any day now.

I shouldnt worry. We holiday in South East Menorca and the best part of this area with the largest villas / highest prices is right under the flight path. The planes are extremely close but everyone is just used to it and even in busy Menorca the flights are usually only a couple per hour.

About Tangier airport, looking at Google maps, the runway is in a East-West direction, which means that planes fly in that direction shortly before landing and shortly after take off (when they are noisier). Paradise Beach and Golf Resort is South of the airport (you can even see in Google the lake that will be in the centre of the golf course) and therefore planes will not fly over it, at least on final approach to Tangier airport.
I don't think airplane noise will be a problem in PBGR.

We have a plot allocated to us but I thought we were going to get a choice out of three.

Hi All

We are a group of investors buying a number of properties at Paradise Beach. We are still waiting for plot allocations and have yet to see official planning documents from the Moroccan Govt. We were advised not to go on our inspection visit until August as there is nothing yet to see there.

One of our group made a quick trip out there at the beginning of this month and the photos look great. Lets hope the development is as good as they claim it will be! At least we've already seen a price increase on our properties

I have put a deposit down on a property at PGBR. I am trying to locate the area on google land maps, the only place I can estimate is below what looks like a small runway? does anyone know for sure.

Trying to work out what to do. Not use to the property market at all and trying to decide what the best investment to buy a villa in orlando florida or one in saidia. Worried that Saidia will be overpopulated with rentals and that even though florida have a lot of rentals its the capital tourist destination in the world. The dollar is weak which is good for euro makes it cheaper again to buy in florida.seem to get more for your money over there better villas but then dont know about appreciation. some article in The econoomist which i cant get my hands on seems to be knocking morocco help anyone please. Also read morocco good but dont invest your life savings so should i stay away from the saidia villas????????
