Hi foody
Sorry, all the villas and apartment blocks a-f. Also I forgot the golf course is going to be a separate thing, so if you are not a golfer you will not have to pay for its upkeep (I presume)

You were going to get a copy of planning permission, but are now talking about building permission - are they trying to confuse you?

What we need is written proof of the following:
(a) ownership of the land (vital!)
(b) full planning permission
(c) building licence

Without all three, it could be just all very convincing talk! Fourthly, I would be very loth to confirm my reservations (and lose any chance of my money back) without seeing a specimen contract, otherwise they could word it how they wanted!

Comments much appreciated now you're away from their persuasive influence!Hope you really enjoyed the trip.

Dont know if this helps give you something to aim for: We purchased on LeJardinDeFleur. Firstly we had the developer confirm by email that the £2000 was refundable at any point. At the same time they sent us a specimen contract.

We then paid the £2000 and the developer then ammended the contract to suit us and give us peace of mind.
All very easy, so hopefuly will be the same with other developers.

The guy who showed me around didnt help much with planning and licences. He said he would get the secretary to email me with the current details. If this doesnt happen, things are not looking too good. Maybe they are going to hide their heads in the sand till there is some movement, or maybe they are full of you know what.

I'm likely to be visiting this site (among others) shortly and am happy to chase up on planning permissions etc. when over. (Travel out at start of July and return on 17th.)

I went out to Paradise beach site and had a good look round the country club and Asilah town, I had a lot of misconceptions about Morocco before I went out there but was totally surprised. I own a couple of places in Benalmadena Costa Del sol, Asilah town was as clean and tidy as any place I have been to in Spain. I think Paradise Beach has huge potential as a premier resort and I believe it will be a good investment. I will not get too carried away with figures as promoted by Prestige, between friends and faimily we have paid deposits on five apartments and will not be committing any further money until proof of permissions is seen, allocations confirmed and legal receipts for all monies to date are received. Not too impressed with Prestige paperwork but if you nag they do eventually get it sorted. I think the PBGR site by Mac101 site is cool, and the stuff that is on there already is great. Should everything pan out ok and we keep our apartment for full term we will look to rent it out as we do ours in Spain, the PBGR site would be a good place to direct potential clients.

Hi all
I have just receive peterbee's contracts for Royal Asilah. He says PBGR contracts will be identical. I have put them on www.pbgr.co.uk for everyone to look at. Shortly pbgr.co.uk will have its owm forum and members club for investors of PBGR and Royal Asilah, hope people will find this useful.

Hi everyone does anyone no what section D is like on PBGR as i lost my allocations on Asilah due to agents poor service and i havent viewed that particular site as yet, wondering if its worth the move across even though the Asilah was my first choice !!

What is the better apartment to go for in Saidia re location, rentability....... a) first floor apartment RT7 LJDF or b) ground floor apartment on The Greens. Trying to decide between the two. Any comments would be greatly appreciated

I faced the same decision some 4 weeks ago.It was very much a "no brainer" from my point of view as i was very disappointed with Property Logics total inflexibility regarding providing any form of guarantee on LJDF.Not only is this practice irresponsible -it is also illegal under Moroccan law.It is totally unreasonable for a developer on their first project without any form of history to expect a purchaser to underwrite 100% of the associated risk and fund their learning curve.Go for the Greens every time.
With 3 golf courses Saidia will be a mecca for golfers and the location is also more favourable in this regard.Any investment in Morocco is not without risk,but at least you are minimising the latter.Judging from the various postings in different forums, in addition to myself, there have been several others who have switched from LJDF.
