Hi, it is quite simple, the German financial market and other institutions are just not flexible, let alone businesses nor people, lovely as they are.

I would definatly agree, conditions are not ideal, but at least while this lasts it keeps some of the big boys a bay, giving the smaller investor a real chance to actually get a really good property that would have ordinarily have been snapped up by the big boys. And prices are still very good at the moment.
