I am new to all this forums business so i thought i'd try it out. i was looking to invest overseas and my wife had heard about investors sharing experinces on this forum so here i was reading through and this development (tanjah) kept on coming up. i then tried to contact this eddy charcter who i had thought that somebody had dealt with and had recommended. reading through the post i thought for a great salesman he has very bad english (literature), anyway i thought i'd ring him. After ringing him last wednesday and speking to him he had a eastern accent and then instantly knew that he had written the post himself and this was a cheap tactict to attract investors. nice try mate!!! I would recommend if any investors are intrested in buying on Tanjah the main agents who i found out to be Dreamworld.com and speak to a lady by the name of Doreen, she is not a salesperson but she had put me through to a independant sales executive who has been mentioned on this forum already who i thought had written his post himself but after speaking to him he had explained that a client asked if he could use his name as a username. you could use ifran hussain like myself but i have also have found that offplandevelopments.com are also marketing the product and After speaking to the director of off plan i will recommend him to everyone.! quote: Originally posted by Danny G: Dear readers,

Apparently the Tanjah site flooded completely last weekend! The Dreamworld Inspection trip next week may open up lots of issues and questions about this. Has anybody noticed that Dreamworld are not picking up the phones again and part of the website is down or has very limited info. I hope I'm not wrong - but there seems to be a lack of transparency on this development. As a first time investor in Morocco, my observations are very mixed

Hi Albert Hall & All!
Dreamworld seem to be having phone trouble etc. I find Casablanca Properties much more efficient.
I have heard that full planning permission, building licence and title deeds will be handed over in big ceremony at official launch on site next Saturday.
FLOODING: Apparently this site and others used to be on a flood plain, as clearly visible on Google Earth (very outdated photos!). Approx 5 years ago when the new motorway was being prepared, they built a dam and large reservoir inland from the motorway, so the stream flow was cut off and all water now flows into the sea in the main river, about 2 miles south.
Any flooding now is just surface water from heavy rains, and should be cured with a bit of simple landfill when they do the landscaping. Apparently part of the site is about 1metre below road level at present, and will be built up to 1metre above road level. Simple!
I was also worried by initial reports of flooding, but the above info came from one phone call and half an hour on the internet. They would never get p.p. if all these problems hadn't been satisfactorily dealt with. I know investing money is scary, but let's try and get our info from reliable sources rather than scare stories started by other agents!!

if dreamworld is the developer then why are they charging 3500 euros as fees.
my experience is developrs dont charge only agents do!!
your views please??
I wonder if this forum would allow us to discuss the prices as the 2 bed prices i have seen vary??
Anyone who has actually made a commitment please comment??

C4 Pete Thanks for the update. I agree about your comments re agents etc. I guess its all about who you trust. Casablanca Properties are OK - full of information, a fair amount of sales patter. It's all about who's interest they're looking after. A friend of mine was going to reserve with Casablanca, but pulled out when they tried to charge an extra £1000. Her gut feeling was that they were trying to squeeze the deal as much as possible. Personally I find them OK No one I know of has talked to anyone at Dreamworld other than a chappy called Eddy. The trip next week will hopefully reassure investors.

Off on visit on saturday.Will hopefully feel reassured to view site and meet fellow investors.This is my first venture into the overseas market and to be honest cant help but feel a little nervous.But i suppose sometimes you have to have a punt.Hopefully see a few of you on saturday.

Hi all,
Dreamworld sometimes CLAIM to be the developer (like Prestige did with PBGR) in order to give themselves more authority and avoid purchasers going to other agents. In fact I understand that they are the main agents.
Casablanca Properties charge an extra £1000 in fees, but I find their service/experience/knowledge to be hugely superior and they have other advantages - for instance ALL their reservation fees are fully refundable up until signing of the purchase contract, which will be some time yet. They have a whole family of sub-agents with the same advantages (e.g. BlueFish Property Services).
According to latest information,the developer is a Moroccan subsidiary of Gilmar (a Spanish company) called GILMAR MAROC SEASIDE RESORTS SARL. This is apparently the company which will be named on our purchase contracts.
Hopefully we will all learn a lot more on Saturday- see some of you there!

Back from the inspection trip. Quick overview - Dreamworld do exist, both directors, Tony Nunn and Ziggy werepresent, as was 1 or 2 others. The site was flooded - but all flood management systems should eradicate this. The trip was generally well organised by Dreamworld, although some clients didn't receive the amended itinery and turned up early. The most dissapointing aspect was the lack of information available. It is expected that full plans etc won't be available for some weeks/ months yet.

bravedave The trip was really a waste of time for many as they didnt have anything to show in terms of plans, legals etc We were led to believe it would be the launch party and all this would appear. Maybe in 3 or 4 months time a repeat trip might be a lot more successful. Albert saying the trip was well organised is generous.! I found it useful just because of the contacts made and the whole experience (being new to the property game). Hopefully Dreamworld had a bit of a kick up the backside and will now start to come up with something worthwhile.
People worrying about the flood water need to appreciate that it looks as if the land has been excavated to create the elevated motorway, therefore creating a low lying lake. Once this has been backfilled i think it wont be an issue.
The main worry for most is the road running along the front of the site which we were told would be a 'service' road only. This is total rubbish as it supplies the villages and other proposed resorts along the coastline. It seems pretty busy now and will no doubt get worse as more developments appear.

tanjah golf i went on this trip and it was a farce no one new what they was doing and to say they were building up the ground 15 metres is nonsense the road was directly in front of complex and was busy even on a saturday no one willuse the toll road when there is a free road to use.i think dreamworld are dreamers to think any one would purchase on this project save your money plenty of better developments about

too many grey areas, as a first time buyer abroad i am looking for something with less risk involved. unless many of the outstanding issues are resolved i can see this development(if it happens)losing reservations to the likes of emaar when their plans are revealed

Stick to the Plan Azure Governemnt projects like Saidia.
Imagine how much easier letting will be with a host of on - site international rental agencies, 30000 hotel guests per week in the same site, vast facilities, 3 championship golf courses and 60 PREMIERSHIP FOOTBALLERS INVESTING

I understand build time is 3 and a half years and second phase release will be substantiall higher than the 15%.

I agree with Thorr, why are people bothering with this place; way too many unknowns; not to mention the flood plain issues. Why not wait for Emaar's development nearby or the newly released Azur site Port Lixus a short way down the road and one of the 'true' king backed resorts.
