Kotor is a beautiful area, but prices have been inflated by foreign buyers. There really are no reasons not to invest elsewhere in Montenegro at significantly lower cost. Kotor will always be there to be visited on day trips.
Kotor bay is extremely large and offers many picturesque small towns.
I think Kotor is gorgeous, and before I travelled to Montenegro I thought I would buy an appartment in that area however when I went there I thought Budva Riviera suits me better.
The weather is nicer, the are actually beaches, there is open see and there are more restaurants, bar caffess...
Before you make up your mind go and check it, it depends what you are trying to achieve ...
For instance if you are just trying to make money by re-selling it you are much better off going to the south around Bar because property prices are much cheaper or even going to the Ski Resorts will give you greater capital appreciation than Kotor and Budva Riviera.
However if you are looking for somewhere nice where you can go on holidays and make money by renting the property out when you are not around, I think you are better off to check Kotor and Budva Riviera. They are more expensive but you get what you pay for.
We have a house on Lustica Peninsula overlooking the bay, it's an old house that we are renovating and we bought a year ago. This particular area seems to be a 'hot spot' and prices have leapt in the past year. My opinion is that whilst the Tivat marina development seems to be taking off and the Crown Prince has voiced his desire to make Montenegro the next Monte Carlo then Lustica will always attract people looking for a quieter more exclusive side to the Kotor Bay area. In the last year Roman Abramovich, Ralph Schumacher and a few B list celebs have bought on Lustica so I think we did right and there is an outside chance we may be sitting on an absolute gold mine.
Also as noted above Kotor is by far from the only place to buy although I would avoid Budva (think Serbian Blackpool).
I am a land owner from montenegro,I have more than 70 000m2 of land along the budvanska rivijera on diferent locationes,if anyone has some good ideas or plans about investing in montenegro maybe we can make some sort of a deal.
The Homebuyers Show planned in March have tipped Montenegro, and are predicting 50% growth for next year and will have the fastest growing property market in the world!! They are predicting 50% growth for next year. I have just bought an apartment in Kotor old Town. Yes prices have gone up alot already in the Bay area but it is stunningly beautiful. The way I see it also is that the Old Town being enclosed in a wall with narrow cobbled streets and under UNESCO protection means there is no further development possible and so there will always be limited supply. There are shops, restaurants and a great cafe culture scene The new Marina planned for Tivat and Kotor will certainly keep the coastal areas popular. I didn't like the Lustica Peninsular myself as it is too undeveloped and cut off at the moment I wouldn't like to be there if I was on holiday, but yes the Russians have apparently bought huge amounts of land there so sure it is also a good investment just not very rentable at the moment. I personally prefer Kotar area to Budva, I found it more classy.
Hi I'm going to be visiting Montenegro in April, this time because I'm seriously considering buying a holiday home. I'm hopefully going to try renting it out as well as for use by my family. I visited several places along the coast during a two week trip last spring and thought it was just beautiful. I was wondering whether anyone is living or has a holiday home near Sutomore or Bar for some advice on agents etc. I have come across a few on the net and was wondering if anyone had any experiences with any. I did notice too that there are two or three agents that have English staff (Monteprop and Montestates) They did have properties further south in the areas I'm looking, but they seemed to be more expensive than other local agents (or charge higher commision - up to 4.5% from the buyer - which seems a little steep to me ?! Perhaps they give better service for this. Anyone had any experiences with these ? Thanks.
