Everybody that has researched Saidia will realise the the main developers / builders are Fadesa. What surprised me recently was that one or two that reserved over a year ago were of the opinion that Superior and LJDF products would all be built by Fadesa too. I'd be interested to hear what you had thought.

My understanding from when I investigated this over a year ago was that Fadesa would only be building the RT2 apartments, but that all other LJDF and Superior products would be built by other builders. This is still my understanding. I can also recall hearing that Property Logic gained all bar their original two after the King had visited and kicked up a storm over Fadesa being behind schedule on his flagship Azzure project. Part of Fadesa's response was to sell a further 9 units to Property Logic, enabling them to focus more on a few projects and help try get Saidia back on schedule. (I'm not saying Saidia is on schedule to finish for 2010, but I suspect completion would be further out had these plots not been sold to another developer.)

Does my understanding meet with yours? I know others I have discussed this with would be interested to know if you have anything in your contracts saying who the builders (not developers) will be.

I thought Fadesa was doing the infrastructure and selling some of the plots to other developers to build. ie. Similar to what happens on most big developments. The land is shared, so they get a variety of products on the same development. Different styles, it reduces risk as well for the master planner/developer in this case fadesa.

Does that help?

Superior are a sales company and not a developer, even though they do buy developers products and resell them on. eg. They buy Fadesa products, rebrand them and sell on.

As far as I understand it Superior had an exclusive contract with a development company called Oasis Morocco. At that time Oasis Morocco was actually a part of the Superior Group of companies. Oasis Morocco (Superior) originally bought quite a number of Med Saidia plots from Fadasa to develop.

Initially Superior was the entire public face of Oasis Morocco but the company has just recently split up and they are now separate entities.
I was originally allowed to make a whole load of quite major modifications to my villa by Superior, showing that they were then directly linked to the developing side of things. Buyers now however, deal directly with Oasis Morocco.
I was given to understand that Property Logic got their first plots by buying them from Superior (who had more that they could realistically use).
When I was to-ing and fro-ing with Superior and the architects, modifying my villa, I was told that the same architects were/are being used by both Property logic and Oasis [maybe building companies too - my guess]. I did note that the early drawings of all the available villa styles from both companies were obviously from the same source.

I pass this on as info I was given.

Goldberg Global - that has been my understanding from day one and I'm confident it is the case. I started the thread as I was surprised that so many people purchasing in Saidia thought they were buying a Fadesa property with LJDF finish.

Draigarian. Thanks for the info. I can add a little to what you have said. Superior (prior to being fragmented) commissioned the architect drawings for villas that will appear in VVT8 - Property Logic purchased these designs from them. I don't know whether Property Logic's first two plots were bought from Fadesa or from Superior, though I suspect you were correctly informed as I know Property Logic had trouble getting the plots and I believe wanted more plats from Fadesa long before Fadesa were willing to sell them.
