hi I am in the same situation and have just returned from a fact finding mission to Italy. You can buy a property in Italy without living there,you have 18 months to file for residency . You need a codice fiscale to buy anything in italy, this can be obtained from the council where you are planning to live - usually within 24 hours. I have been looking in Tuscany and was surprised to find a new build appartment with communal pool 10 km from san g***nano for 99k. This is the off plan price. I have not made up my mind as yet but it seems a good buy with good rental potential as I am not planning to move for a few years.
