I am hopping to go out to cyprus on a property inspection trip shortly. Idealy I would like to buy a flat we could use in the winter and rent in the summer. My husband has just turned 65 although he wants to continue to work part- time. Any advice
Hi, I have had a property in cyprus for 4 years now and the value has over doubled. Cyprus is a lovely place and the heat is unbeleivably hot in the summer, so if your idea is to relax in the winter but not be hot and maybe the odd shower then your looking in the right place, it does get sunny through the winter but coldish nights. A good idea would be to rent a villa or appartment for the months that you are thinking of staying out there, you would be able to rent very cheep in the winter because most people are after the sun. Propertys rent very easily in the summer and for a high rate if you are renting from week to week. If there is any specific questions I would more than happy to answer them or give advise on where to buy, there are different companys for different quality propertys, and only use reptuable companys because I have heard rumours off people not receiving their deeds. Good luck.
thanks for your reply, I am still working here so can not really afford to go out for a couple of months. I am a bit frightened by tales of prices increasing by 20%.so would like to buy while I can still afford to. I have holidayed on other greek islands and like the lifestyle but thought they were too small to live on.
Is it easy to find a reputable firm to manage rentals. Do you rent your property out or do you use it yourself?
I do rent out my property but have only rented to friends to date. The property prices are going to keep on rising, that I am sure of so be quick if you decide to buy. There are two ways to do this, one is buy from plan, or buy a property that someone is desperate to sell. The way to find someone in this situation is to get out there and look for yourself, it isnt like here your property has an exact value, to understand what I mean you would have to see for yourself, and the only way to do that is to go out there and drive around where you would like to buy, my estimate is you would save 10%-20%, you must remember that is my estimate. Dont for one minute think this task is to hard, you are just as secure with or without an estate agent it's the solicitor that you need, and I had an excellent service from my solicitor, expensive but a very good service I think she was about £750CYP about £950 english, to be sure check for yourself, I havent got her phone number to hand, but her office is in pafos and is called penelopes pallace and coincidently her name is penelope. I have an excellent family to maintain my home whilst I am not there, if you would like me to I would get there permission to pass you there phone number, they only work from affrodite hills to coral bay which is about a 40km radius and pafos is in the middle. You asked if I Knew a reputable company to manage rentals, but unfortunately i don't to secure in leaving my place in the hands of Cypriots.
I would be grateful if you could advise me. I have been offered free flight and accomodation in Larnaca,Cyprus(ie if I buy one of the flats)and as this is the first time I am going on a trip like this, what should I watch out apart from signing on the dotted line.Do you think it is worth the trouble. Many thanks K.Menon

Hello K.menon, I personally believe it is worth it. As I have already stated that my property has doubled and more now I am sure. And on the whole i was impressed with the property I received. Let me know more to the point of what you are looking for and I will be more than happy to help. I know you want a flat but you can find flat/apartment from plan, or you can buy one new build, or already in use, there are advantages/disadvantages to them all. i will be happy to help if I can good luck.
Hello Tiger! Thank you for building up my confidence. I have been invited to look at a 2 bedroomed apartment by.A.Vasiliou Deveopers in Elysium Fields located in Tersefanou village,5 minutes from Larnaca airport with uninterrupted sea view ( so they say and dont know the impact of Aircraft noise!)for approximately £50K.I am going to take a chance and look at it.If I did not like, all I would have lost is around £500 for the trip. They say they have their own legal people who will make the sale and transfer easy (dont know how),Thanks for your assurance.if you have any tips for avoiding pitfalls would be a great help. Thanks once again Kris Menon
Hi kris, Thats just what I done, used the developers solicitor and the sale went through fine. It was after sales I had a small problem with, which she was there for me, but it felt a little like they were in each others pockets(meaning close friends). One thing I would like to say is when buying furniture make sure you have decided on whether you are renting or not as this became a worry to me as my intentions were never to rent and when I changed my mind I was constantly worried about people damaging my property but if I bought all basic furniture the situation would have been less stressfull.I have checked out vasilioudevelopers website and they have been building properties for 15 years which means there will be many developments out there for you to visit. Just pull up and speak to people who have bought from this company before and ask how they were treated. If there is anything I can help you with please ask, Good luck.

I am in the last phase of buying a flat in Larnaca. Could you please suggest,if possible, a reliable solicitor to complete the purchase which is expected to be completed in March 06. Thanking you in anticipation. K.Menon

I've been looking to buy a 2 bed appartment in Lanarca, Tersefanou village just a few mins walking distance from the new golf course. The price quoted is CYP 100K. This is for investment purposes. Any thoughts?
satwinder, if you are interested to buy a property in cyprus, I can find you a 3 bedroom superluxury villa on the sea-front for CYP 120K.The golf course is only 15 minutes away and the site is at the North side of the Cyprus. regards, Expat99
