Can someone give me the reason why a vendor would have a open house day, when the houses down our street sell very quickly. Got a leaflet in saying a house down our way is open all day saturday for viewing, there is no for sale sign up, and just wondered why a vendor would do this, as like I said, the houses normally go like hot cakes.
Some thoughts that immediately came to mind. Either they want to sell quick so are keen to get as many people in as possible. Or, if they work they are having the viewings done when they want. Plus they can have the house professionally cleaned and gleamed the day before.
I would have thought that is is precisely because houses go like hot cakes that an open house is appropriate. If I had an open house on my property I'd be alone all day, as would, I think, many other vendors!
Advantages to an open house are that you get lots of viewings over and done with quickly and, if you do have lots of viewers, you give an impression of lots of interest that may encourage offers and raise the stakes.
Of course the down side is that half the street will come in for a nosey poke....
