Yay - after weeks of negotiating on what should have been an easy chain-free purchase, we've finally exchanged on the house we want.
It's in a great location - has no neighbours breathing down our necks and is in walking distance to a good primary school our newborn will be able to attend in a few years time.
It needs about 3 months' work so we can't move in yet - but at least having exchanged we can now plan the kitchen and get quotes from the trades etc.

Indeed - thank god for HIPs. They've revolutionised house buying and really sped things up and took out ALL the stress and hassle.

But on the positive side, they do dissuade kite flyers, which is a good thing!
Ah yes, the final "don't do it" of buying a house - complete on Friday. I'm sure everything will be fine - it works out for the vast majority of people
All went smoothly as there was no chain. Had a call from solicitor at 10:15 AM today saying we could pick up the keys.
Wonderful to be a home owner again and have played the market well - sold our last last September for more than we expected, moved in with the inlaws for a bit then leveraged our cash buying position in a falling market to get a great house and a huge knock down from the original asking price!!
