We have just had a survey done on a house and found that is has a damp problem.

The damp is a metre high on the end of terrace/outer wall which joins with a garage (garage does not belong to the house).

The current owner damp-proofed the wall 5 years ago, but the damp has come back quite badly.

We need to find out where the damp is coming from and how severe it is - before going ahead with the sale.

Does anyone have any ideas where damp like this could come from or how you'd find out.

did the survey not suggest any possible reason(s) for the damp? has anyone seen inside the garage? what steps did the previous owner take?

one likely possibility is that the garage when built has bridged the house's damp course.

Your surveyor should be able to give you an indication of this.

Worth considering though is that if it is only 5 years ago that money was spent on damp proofing and it has come back already, and badly, do you really want to buy into such a potentially costly and long-running problem?
