apparently they had rang the office in the morning because they was looking for a house in the area, the estate agent had taken them to a few others in his car, i dont know maybe they had not even seen the details and was just taken on a few viewings, i just dont know im not the estate agent am i , sorry
Yes, I think you’re probably right about the buyers being from out of the area – it looks like the EA set up a quick tour of a few houses in their price range to give them an idea to work with, so really only a opportunistic viewing, but as they now know what is available in terms of the area, size, and price, they are in a position to come back to look at specific houses. They will have your details, and if they like the house, I think would be likely to shortlist it.

Then you could argue that your EA is in breach of contract for not doing the job you expect and that you will pay for but it still remains that nobody pushed you through the door to use their services it was volountary on your part to sign a 16 week contract which states their terms of business. If you break that contract you will pay for their services if you sell with another agent. Better you go and kick A*rse than pay twice!

Beacause the agent has APPEARED to do nothing you look to get out of the agreement totally disregarding the slow property market; your asking price, even the state of your property. Is it not possible, in the slightest, that the reason your house has not sold is entirely the agents fault!

Which makes it even worse when these PROFFESSIONS rip us off! Look at the Jubilee Line bung case. tens of millions on costs not going to an unqualified 30k a year estate agent but to a 'Qualified' barrister 300k a year

But isn't it part of the estate agents job to advise the vendor on price and presentation of the property? In a slow market shouldn't the EA give a realistic valuation and council against overpricing??!!!

Possibly not, but we haven't had any viewings in 7 weeks. Is the market so slow that people aren't even looking? We are considering the other possible reasons that people may not get any further than viewing the agents printed details, a main one being lack of central heating, but I've already started another thread about that. Otherwise the property is in good condition, double glazing, good decorative order etc.
Having just looked at the replies to the central heating question, it seems that could be the problem. But when this has been raised with the agents (more than once) they have not thought it to be a reason that the house isn't selling. Do other agents think it is important?

just reading your reply has reminded me that I need to ring the guy with a flat that we have had for 8 weeks in our most popular development that has not had a viewing in 8 weeks. We are the market leader in this area and have been used to selling this type of flat to waiting buyers today I am going to lose this property despite advertising it on many websites and 7 times in our local paper. 3 years ago we would have had 100 applicants for this flat today just4 none of which will view despite our begging them What would you have us do!

Well seems to me that 3 years ago 100 people could have afforded the flat, now only 4. The market has just gone too crazy by far, so what do you estate agents suggest to solve the problem you've created??

I just get a bit fed up of estate agents being criticised all the time. Yes, there are some dodgy estate agents around....but then again that is the same for every profession!

well there's ignorance for you! When the market was going crazy agents were being forced by sellers to push prices up.Do you really think we would make it that difficult for ourselves. If you did n't give the price a seller wanted they would go to another agent now whose created the problem. It's fear and greed that drives a market. Do you think that anyone would price their property for less than a neighbours! The amount of times I have been told by a vendor that they have the largest house in the terrace despite them all being identical. Or the vendors who lie that a house has sold for x amount to try to persuade the agent to put a higher price on Don't shoot the messenger mate!

It's really annoying that the guy went to the wrong house. But I wouldn't complain to the area manager. Like Melboy said, I've made some horrific mistakes in my time and not been hauled over the coals. What goes around etc. I get the impression that it's the lack of viewings that's really worrying you. I think people are holding off a bit. But also no central heating is a problem. I think people think it's okay not to have gch in a total refurbishment place. But nicely decorated - until you start pulling up floorboards etc. Putting in gch is quite a job and quite an expense. I've been looking at asking prices round here recently. And quite frankly, the only places that go under offer quickly are the ones at a really good price. The sort of price where you raise your eyebrows and think 'Blimey, that's a bargain.'
