Bigbear. I appologise for that last remark. I've tried to edit it out but it won't let me.

The methods of repair I gave you are both completely accepted by engineers and surveyors.

If you want to do things your way that's fine, but in the real world things don't work that way.

No-one spends a day when they can spend an hour.

This is my last post on the subject.

Lee, no apology was necessary. I doubt you'll find it hard to believe that I've been called a lot worse than a fool in my time. Smile But thank you, anyway.

Forgetting all the other questions that you wouldn't or couldn't answer, which did kind of hinder your side of the debate in my opinion, and your dismissal of the opinion of the links posted, your answers on replacing/repairing the joist were correct. A perfectly acceptable repair. I'm not questioning your repair. Unfortunately, the detail of getting at least 5'(and I did say 10') of new joist under the floor was lost on you, without taking up quite a few floorboards, which is the part that takes the time. If I read your theory correctly, you get under the floor as well, with your joist, to fit it. Aside from health and safety considerations about working in confined spaces, how you get out in an emergency or accident, how did you get down there in the first place? How many floorboards did you remove for that? With joists spaced at around 12" to 14" centres, and a sub floor void depth of about 18", I don't think I'd fit, in my case. I've got enough problems getting 5' of joist down there, that would be without worrying about the three sleeper walls the joists were sitting on. Getting 5'10" of BigBear in there as well, and the Big in BigBear is a bit of a lump, well, the mind boggles. You may well be able to do it, in a house with a deep enough floor void, with joists spaced wide enough apart that you can fit through and fit your replacement joist through, but in the "REAL" world that some of us live in, every house isn't like that, so, telling people that "anyone" can replace or repair a joist in an hour or two is somewhat disingenuous. Every job is different, and there are so many variables involved in this, that without seeing the job, telling people how much something costs and how long it would take is nothing more than a guess.

Lee, as I said before, I think the only thing you and I will agree on this thread is that we disagree. My last post on this too, at the rate I normally post at I've got about a years worth on this thread alone. I'll go back to lurking, just don't mention injected DPCs, or I'm like a bear with a sore head.
