Hi All

I'm planning on making an offer on a property that I've had my eye on for a while. I've been around to see it and the area is up and coming and I think it's a good investment.

The only thing that worries me is that on the brochure information it says that none of the appliances have been tested in the house. So if I speak to the estate agents tomorrow and make my offer subject to appliances being tested, do you think this will put them off, or am I worrying for nothing?

If you look at any EA brochure most, all probably, of them carry this sort of disclaimer at the bottom.
They have to do it, so that Mr. X doesn't come crying to them the day after he moved in and his washer won't spin - like they are going to give a monkeys about that, they did their job. That's the only reason they put it on. In a way it kind of draws it to your attention doesn't it? By the way that washer might look shiny but it might not even turn on Ninja

Obviously biggies like central heating etc. definitely needs to be seen working. We had two faults on ours the month after we bought at £160. It worked when we got it though so you can't be sure!

They say in viewing property advice things to turn the taps on and off, check the lights in the room and flush the toilet. All these things, I'd say are second viewing fodder.
Have you only been the once? If so, if appliances play that big a part in your offer, why not go and casually ask to see them working briefly?
I'm not sure they'll let you do a full coloured wash, but they might let you turn it on and off again to see it working!

All in all, I can't say it would ever really worry me - not weighing up say a washer against a house I love.

I guess you could ask them to switch the oven and w/m on, but it doesn't really tell you much. They could be technically working, but be absolutely rubbish! My vendor-before-lasts left the w/m - it did work, but it was so poor we had to replace it within a year.

Firstly - have you had all your electrical goods tested? I haven't, and don't know anyone who has (except items used for work). So I don't think they're trying to pull a fast one.

Secondly - are the appliances part of the deal? (Are they detailed in the sale particulars). If not, the vendor may be intending to take them with them (prob means they work...). If they're not in the details, you can still ask that they be included in your offer, and this may or may not be accepted.

And finally, I guess you have to ask yourself... in the overall scheme of an £x,000 house purchase, does the odd appliance make that much odds? If money will be really tight after purchase, then if the appliances at least function, it'll get you though a few months, and you could always replace with second hand for quite little outlay. If you really love the house, then don't get too stressed about the small stuff.

But Melboy would kill me if I didn't say "do get the central heating checked". Wink

From experience also check that showers work.

Also none of the loo seats in our house stay up. Not a big deal unless you are a three year old little boy who gets his willy banged. Before you say that can easily be remedied - it cannot. The flush handle has been poorly positioned and is in the way. As there are four loos in the house it is an expensive job as all concealed units.

However well you go over a house there will always be little things that don't work and I would have thought a fridge or washing machine were easy to sort out.
