does anyone know the approximate cost per m2 of stripping off and recovering a flat roof with 3 layers of torch on roofing felt. no decking replacement just the felt. i've had widly differing quotes the average was £750 for a 3 x 3 metre roof (london south) the lowest was £375 the highest was £1500

Your average price is about what I'd expect. Don't get caught by Gypsies though.
