Hello

I'm in the process of buying a 'share of freehold' flat, I've just got back the Homebuyers Report which detailed some major repairs that were needed to the external walls. After speaking to the surveyor it looks the render will have to be pulled off entirely and replaced to an estimated cost of £4-5 grand.

As I'll be sharing the freehold though that means I'll be halving the cost with the other owner....but he's out of the country and apparantly can't be contacted!?

Should I try and get this sorted now and prolong this whole buying process further or just move in and assume the bridge will be crossed at a later date?

I guess what I'm asking is would you still consider buying a place that needs this type of work done when the person to share the cost is not around?

How many square metres of wall is to be rendered?

If it is as bad as they say it is it should come off pretty easily. Say 2 days labour + a skip hire.

Then coat in PVA and re-render.

Render is only sand, cement and water so materials are pretty negligible.

So say three days to re-render.

If he charged you £200 per day that is only a grand.

I'd ignore the render issue completely as it's such a cheap job to put right.
