Hi, I was wondering if anyone had any opinions on moving a bathroom upstairs please? I am buying a house where the bathroom comes straight off the kitchen. I want to move the bathroom upstairs pretty much straight away. The issue is that if I do this, I will be losing a bedroom, making it a 2-bed instead of 3. Does anyone think this will lower the value of the house? Also, does anyone know if it's going to be a lot of work and expense to move the bathroom? It would be moved to the room directly above the room it's in now... I'm hoping this will be easy enough to do in a weekend!
Regarding lowering the value of the house, I think it depends on where you live, and whether other houses in the street have upstairs or downstairs bathrooms, and what they would expect to find in a house such as yours.
It might be worth phoning a local estate agent and asking their opinion.
I have a downstairs bathroom, and it is quite convenient, the only problem if you want to go to the toilet in the night. However, the converse is also true - during the day you will have to climb the stairs unless you also have a downstairs toilet.
It will be a lot easier to move the bathroom to a room directly above the existing one, particularly if there is pipework already there. I think it will be easier and cheaper if the units are against the outside wall.
I spent the last 6 months looking at 2/3 bed Victorian houses in a south London suburb. I would say that it's almost certainly the case that moving the bathroom will represent poor value for money. Though that's not necessarily a good reason to not do it.

Hi Karen, well we put in our maximum offer and the guy accepted it on condition that we got a survey done straight away. We booked and paid for the survey, only to be told by the EA this morning that a cash buyer had come in 3,000 over our offer and it had been accepted. It's the second time in a month that this has happened to us!
