I've heard of that happening a while ago though QS - the vendor paying an indemnity. I anticipate having to do so when we sell, it now seems to be par for the course if anyone has ever lifted a hammer in the house.

Uho oh. Just had a call from our estate agent crack team. The buyers have disappeared off the face of the earth- they are not even replying to their OWN solicitor's letters and phone-calls. So we have written a final letter and then it's back on the market on Wednesday Frown

The only thing that has kept me sane is knowing other people on here have been through the same horrors. Even THEIR solicitor said there was nothing wrong with the house, two surveyors have said it is a fair asking price- what MORE can we do??????

So sorry Decca. There is nothing more you can do - they are obviously just a couple of timewasters, it's nothing to do with you or the house. I'm sure you will have better luck with your next buyers ... and you'll know the signs to look out for!

Big sympathy decca! One thing is for sure, you'll be much more savvy for the next lot and the next lot cannot possibly be that bad. Lightning (fingers crossed) shouldn't strike twice.

Sorry to hear that decca. I hope you have a quick sale with some lovely buyers very soon.

Anyway, these buyers or so called buyers, they'll get their come uppance. They'll find their dream house and then someone will come along and put in a better offer and they'll be left out in the cold and perhaps learn a thing or two about homebuying etiquette.

Oh, guys, I'm touched Roll Eyes. It is so hard to be philosophical about this- I just can't believe that they spent so much money and time. Perhaps they spent their deposit in the end!

Ouch - sorry to hear this Decca. I wish people knew their own minds Roll Eyes or at least have the courtesy to tell you for sure that they are no longer purchasing. So disappointing.

I'm sorry to hear this too Decca.

If it's sunny this weekend you may want to get fresh pictures of the house front and garden taken by either you or the EA to make the details look up to date and at their best when you go back on. Now is the best time of year to sell so get in there again asap. Good luck.

That's more good advice from Fran Tick. You might also want to consider a different agent (new shop window).

Sorry to hear the bad news. (Although I bet their solicitor makes contact with them soon enough - presumably there's an outstanding account, and there's every chance the solicitor will be holding their passports!)

The only explanation for their behaviour - outside of madness - can be that they couldn't raise the funds. It makes me laugh when people throw around the expression "buyer beware". The pitfalls for the vendor these days are numerous.

Good luck, anyway. Remember, it only takes one person through the door who likes the place as much as you did when you first saw it.

I was thinking about a new agent- but our agents have been really superb and supportive and we have had three serious offers out of them- 'snot their fault there are some real nutters out there.
As you say, it's a really tricky time for vendors because you just have to go on trust with buyers- and after these people paid for a survey, I thought they would be serious. I also think their solicitor is well annoyed with them!

My fingers are crossed that their baby has perhaps arrived early and they haven't been able to reply to their solicitors and it all works out for you in the end.

If this isn't the case then they deserve to lose the house anyway. Roll Eyes
