so the Govt. have decided to delay the full introduction of HIPS until December and to scrap the need to include a lease until then. When will they accept that they are a total waste of time?LMS argue that they have led to councils reducing the cost of local searches. That may be true in a few councils but not many. So the Govt. have spent millions to make local councils reduce the cost of searches by a few pounds??????Pretty soon there will just be the EPC report in a HIP which lets face it was all they wanted anyway!
Did the government really want the EPC or was it more that they just HAD to comply with another set of EC bureaucratic requirements?
Most European countries only implement the bits of this stuff they want to and ignore the rest - we seem to be far too keen to implement in an overzealous way every little detail, and sometimes go too far in doing so.
EPCs are now required for industrial and commercial property, there is a minimum size limit at the moment, but come October all such properties (with a heating system) on the market will require one.
Too much work not enough inspectors is already a problem. Property owners of large properties could be saddled with a bill for over £10,000 for producing a report.

Do you mean truly massive commercial properties? Surely not a domestic property
