I've seen on the IR Website that a postcode I entered is in a deprived area. The property is selling at approx £215,000. Am I entitled to stamp duty relief as the limit/cap at £150k? Do I need to pay the 1% Stamp Duty?

we just bought a house in a new area and they are doing this to get people in, we bought ours for £151k but went through as £150k for house and £1k for extras and moveables so we avoided it. If we had just paid the £151k then we would still have been liable for the 1% stamp duty so £1510.00, so I think if the cap is £150k then at £215K you would have to pay full amt.

Contact the local council and ask if there has been a regeneration team set up for that area, get the their details and make contact with them. They should be able to answer your initial question and also be useful for any funding that is available to pretty up the outside, plant trees, etc.

Disadvantaged area relief was abolished in the 2005 budget - the raise in the 1% level had to be paid for somehow!

guess we got in there just in time or we would have been £1510.00 lighter!

I'm not sure what ILrush is saying. It's the IR that deals with this.

Disadvantaged Areas Relief (DAR) for Land Transactions with an effective date on or after 17th March 2005

Disadvantaged area tax relief is available for properties that fall within the £125,000 to £150,000 price bracket only. As soon as the purchase price rises above (even by £1.00) Stamp Duty is payable at 1% of the full purchase price.

Therefore, if the property your are purchasing is priced at £215,000 you will be liable to pay £2,150.00 Stamp Duty.

Definitelt still available post 2005 budget as the buyers of my old place got it. However, if you are over 150 the it's the full 1% in the same way as if you are purchasing over 250 you pay 3% on the whole amount.
