Long time no speak..hope all's good!

I wonder if any of you lovely people can help me with this question?

We're proceeding with a purchase of a Victorian Semi, the survey has come back clean, but the information from the vendor has stated that they had under-pinning work done 17 years ago (as a result of a leaking drain, to the ground floor rear bathroom extension).
Our solicitor is suggesting a belt and braces job of a structural survey; in the meantime I've asked that the vendor give us some more info re: documentation and what insurances they have in place.

Can anyone give us any advise as to what having had underpinning done really means? Are we liable to have difficulty insuring the property (and will this not effect the mortgage??), and what about problems re-selling?

As long as the underpinning has been done by a professional company and comes with a certificate / guarantee, then you shoulod be fine.

The recommendation for a full structural survey would be to ensure that the underpinning has completely fixed the problem and all is fine.

Definitely worth the extra expense I would say, even if the work is backed up, to set your own mind at rest that there is nothing lese that needs fixing.

If it's 17 years ago and has been fixed though, you should have little to worry about.

Thanks Aryldi! :-) It's easy to scare the pants off yourself by trying to research these things on line - it always seems to be worst case scenario! We shall wait for some news and docs from the vendor and take it from there,

To fill you in...

the work was 'overseen' by a strutural surveyor, but the actual work was carried out by the vendors themselves (the guy is a builder so I take that to mean that a mate advised what he needed to do and he did it).

They have no documentation, although they do have 'photographic evidence', although I'm not sure a picture of hubby leaning on a shovel with a cuppa will quite cut it with the building society!

Hmmm....can of worms springs to mind....

It's already the most expensive house on the steet, and now it's a house with a potential problem (even if only in insurance terms)...it's a shame but we shan't be killing ourselves to sort this one out...whatever will be will be.

Hmm. Sounds like they will be needing to provide a certificate to prove the work then. Not worth you risking investing money on sorting. Sorry to hear that.
