Firstly, I apologise for posting another message on that blasted flat I'm thinking of buying.
OK, the property is a conversion flat (victorian type house). It contains four other conversions.
Room sizes for my particular one are as follows (in feet): Lounge (13'2x8'11), Bedroom (11'5x8'4), Kitchen (9'4x6'1.
Are these room sizes common for these types of properties, or are they a little on the small side. For me, it is not too important, but there is a possibility that I may let the flat out at a later date, and obviously other people may prefer slightly bigger rooms.
good area to invest- they're going to build a new shopping centre and build new housing there. Ideal if it's 5 min from the station as well. Probably quite easy to get tennants. Rooms are a bit narrow for me I prefer wide rooms. Have you seen any new builds or are you only after conversions? I'd prefer to live in a coversion but buy a new build to rent out- less work.
Compared to a friend's Victorian conversion they seem generous. They live in the ground floor of a two storey terrace. I've never measured the rooms, but from memory. Lounge no more than 10x10, Bedroom 1 just large enough for a double bed, bedroom 2 just large enough for a single bed, kitchen 6x6. This is in Fulham and worth about £350,000!
By a strange coincidence I live in a Victorian conversion flat that cost exactly £134,500! Not too far away either in Penge. The measurements are a far bit smaller than mine (my lounge 16 x 12, bedroom 13 x 11) but I did buy it 18+ months ago. Sounds a reasonable size your flat and certainly bigger than some conversions I've seen. If it's got high ceilings as well that should compensate slightly and give the impression of more space.
Sounds like a decent room size to me. There are much smaller flats that rent out successfully. If you like the place and it's big enough for you, then go for it.
