Hi.

I was just wondering if people could give me an idea of the cost to move house by buying and selling properties.

We have 2 properties to sell, and are buying a new build, but was wondering how much we would have as a deposit for the new house.

We have solicitors already set, there's the mortgage fee, estate agent fees, removal fees etc. So if someone could create a list like the below of what is likely to be spent on all of this, then that'd be great so I can create my spreadsheet budget...

* solicitors
* mortage arrangement
* mortgage fees on current mortgage (as will be changing both mortgages)
* estate agent fees
* removal fees
* Connection of BT Phone line (as new build)
* Mail redirection from the PO
* [add others here...]

i got a £11k windfall from work and used it to sell my flat and buy a house. it was spent on fees, removal firm, stamp duty, more furniture for the bigger place and a bit of decorating and all the other bits and bobs, plus a lot of nice lunches to ease the pain of the the process Winkand a weekend in butlins. this pretty much ate up all the money

i've pretty much got all the costings sorted out for the list I made above, so know roughly how much it should cost for those items ... But was just wondering if there was something glaringly obvious that I didn't include in the list, so that instead of it coming up to around 8000 for that lot, there's something like an extra 3000 to spend Razz hehe

I'm using a budget spreadsheet myself but it's at home and I'm in work so I can only think of two things. CHAPS fees, for telegraphic transfer of funds to/from bank account, about £40-£50 per transaction. stamp duty if house costs above £125K.

Stamp duty and chaps fees have been included in solicitors costings for me Smile

depends on how much you are selling properties for - and how much you are buying for? Are solicitors fees the same regardless of purchase price? Solicitors we recently used, charge a higher fee for properties over £250K

. . . and then again you've always got to budget for the unexpected . . . like the day you exchange you can't get the removal company you've got the quote from, so you phone around, companies double in price or add "additional bonuses" on for busy fridays (like the one's before bank holidays etc).

Stamp duty and CHAPS

referencing fees from bank &c

mortgage arrangement / transfer / opening mouth fees

storage

new furniture / accessories to replace broken / ones that no longer fit / match

pet care fees if moving pets into cattery / dog place whilst movig around to avoid overly stressing them

gifts for family / friends who helped out

self-pampering costs to help yourself de-stress

Indemnity Insurance & other additional costs to ensure sale / purchase go ahead

unexpected repairs to own or new house (new taps, plaster falls off a wall, broken door, carpets all manky)

replacing fixtures & fittings that are not left behind after all

(actually, it's a new build, so should be ok, but you never know...)

disposal of items of large furniture left behind by kind vendors

launderette & other costs if / when appliances not working yet / delivered whilst you move in

possible rental accommdation & moving fees if your new home is not ready in time for your move

We bought new build and it was just the bare bones.So you might have to allow for curtain poles/curtains/general home furnishings?

Also are they doing the carpets for you,that was extra for us??? Also the garden,they didn't turf it or put a patio in and no plants??? All these add up

Know it sounds silly, but really do allow for several pub lunches / takeaways for the final few/first few days... you end up with all your cooking gear packed, and don't much feel like it either! Big Grin (This tends to involve any family & friends who help too, pushing up the costs Wink - though cheap at the price, I'm sure!)

Other than that, don't forget to ensure you've added VAT to your budget, because not all your quotes will have done so explicitly... Roll Eyes

Think I've just about budgeted for most things. Carpets are already included, lawn turfed. So think most things are already budgeted for. It's more just the unexpected that could be a problem...
