just wondering if anyone has any advice or experience in this matter. i'm going to get a lease extension and need a valuation but i am also gettting double glazing done. should i wait till after the valuation? do you think it can affect the valuation? thanks
From my experience of doing this, I think that leaseholder improvements i.e. things you have paid for yourself are excluded from the valuation so it shouldn't affect the price. That was the case with us, the value added by the loft conversion was not taken into the calculation, so effectively our flat was valued as a 1 bed as it was not useable space before the conversion.
