Fully fitted out with new window, plastering, electrics, plumbing radiators, planning permission, building regulations, chippy works a rough figure is around £6500.
Most conversions can be completed in 2 weeks.
Be aware though that a lot of potential buyers would be put off by not having a garage.
Much discussed on this forum the pro's and con's
of conversion if you look back on previous comments.

We want to do it so i dont think its a case of should we shouldnt we really as we want the extra space. There is plenty of parking out front and a lot of houses int he road have done it to create a dining room so it wouldnt really look out of place.

Thanks for your rough price - its a great help. Would that be someone doing the whole lot or individual tradesman?

Don't forget to check that there are no covenants to stop you doing it and that there are no conditions on the planning permission when your house was built. Don't trust that your neighbours have checked, you can save a lot of trouble later on.

Just a bit of info, my daughter had her garage converted into a study, she left about one third at the front so the house did have a small portion of garage and to me i think houses that have been built with a garage do look better that way, a rom that looks ike a garage converted into a room looks just like that. That is my personal view on it.
She was under the impression it would not be a long job, but with the weather last summer the concrete base that was laid took months to completely dry out, they were having a wooden floor laid on top so it had to be checked every few weeks until the builder was completey satisfied that the new floor would not warp.
I dont know what if any difference it makes if you have a carpet put down, but it is just something to think about, i really dont think two weeks is from start to living inside.
They spent about £,3500 her boyfriend did a lot of the work and they really did hunt round for good prices. Also depends on the area in the country i suppose.

I had a detached garage with pitched roof built about 3 years ago.On the side it has a double glazed door and two dg windows. It looks more like a small house than a garage. Its 25ft long.I've considered turning it into a studio which would prob get me £450/500 a month.Good idea?

We are planning a conversion in the next couple of years.

We have a garage which is actually an old barn built about the same time as our house and it is made of the same stone. It is 21'3" X 15'6" and our plans are to turn it into a kitchen/dining room and join it to the house. The house is about 6' from the barn. From what I understand we need to get permission for a change of use. Costs of doing the conversion will be about £20K but it will be finished hardwood floors, Stanley stove - to a fairly high standard. Hopefully it will not take more than a month.
