Is there any legal reason preventing an estate agent from using a zoom on a camera, to reflect things like " a nice view" etc? The reason i ask is because i am about to put my house on the market, and, thinking back to when neighbours had their houses up for sale, the subjects in their "nice view" seemed further away in the photos their EA took than it actually is. I am not talking about zooming as far as, say 10X, but one where it more truely shows what my own eyes can see Or is it just a case of the lack of the EA's photograqphic skills, and quality of actual camera that causes this distance discrepancy?
TBH, when I was looking last time I learnt quickly to rely on the stated room sizes as you just can't trust the EA photos. Similarly outside, unless I checked on google maps (just discovered the earth version - addictive house searching and garden scrutinizing to be had) I stopped going to look at them.
I don't think you should intentionally ask for disorted pictures if that's what you're implying. Viewers will see what your eyes can see when they view. Nobody buys a house on pictures alone so what's the point?
I don't know the legalities of it all, but I found it a complete hassle to go drive past places that looked so spaciously set out on the website only to find a house sat almost on top of it. Like I always say, google.
Estate agents will always show the best view/angle. I have been to look at what looked like nice properties only to find they are next to a garage or pylon. Many cameras do distort the real image, it depends on the angle of the lens used. I think most EA's use small compact digitals which are basically for taking family snaps and landscapes so I would think they have a wide-angle lens which perhaps makes rooms/gardens look bigger than they are.
Our house is on the market and I took my own pics for the details as I have a decent digital SLR. I am a bit surprised EA's haven't started using digital SLR's now they are around £250 as I think the image quality is clearly superior to most compacts.
I think it is also down to who takes the pics - one local EA has about 15+ images on their web details but many of these are dark shots or slightly varied shots of the same room. It just puts you off.
