after being on market for a long time decided to change EA's, they came on Friday measured photo's etc within an hour had a call to tell me had a viewing next day 2.30 Saturday thought great that was quick, Saturday 1.30 EA rang to say could we cope with another viewing 3pm which we said we could.
Both viewings went well and loved our bungalow,They both told me they had sold and needed a quick sale which we are prepared to do as we are not buying another property over here. 2nd lady told me she had sold to 1st time buyer so no Chain, they overlapped so 2nd viewing heard 1st one was interested and would be bringing her brother round next day to check everything was good (build etc no problems as he was in the building trade)
within 2 minutes of the 2nd viewer leaving we had a call from EA saying she had put in an offer, we refused as it was below what we could afford to accept and expected the other lady to put in an offer Monday (EA closed sundays)
Monday 1st lady put in same offer we refused 2nd lady upped offer by £2,500 1st lady then upped her offer by £3,000. so only £500 difference.
I expected the EA to go back to 2nd lady to tell her we had another offer and he would have got us a higher offer, but he persuaded us lower offer was best to take as no chain and it would go through no problems, selling to 1st time buyer and was not dependent of the sale of their house to buy ours, and 1st lady had a complicated chain.
We where a bit concerned husband of 2nd buyer had not seen property, but where reasured that was not a problem.
Saturday husband came to see property and the lady then informed me that they where in a chain.
When I rang EA to ask what was going on he said that there chain was complete and the other ladies was complicated.
Now the buyers have pulled out of the sale because we are not willing to drop price a further £1000 exchange and complete on their terms, it's to long to go into detail, but we where being reasonable, and I think they thought we are desperate to sell. It has taken EA 5 days before he rang other interested buyer that we are back on the market and
now the lady has found another property so we are now back to square one no buyers.
Why would the EA not go back to low offer and tell them we had a higher offer, he told me they never tell anyone whether it's higher or lower, just another offer has been made, then persaude us to accept the lower one on the grounds it was a safer sale.
