Did you say specifically what you wanted them to put in the description? I found my estate agent asked ME how I wanted things described and just made suggestions to help out. To be fair, I think it was because she was not much good, but the pictures and description turned out really great because of our input. We were really pleased with the end result, and got a very quick sale too. There have been loads of suggestions on this thread as to wording for your details, so unless your agent is a bit up himself, then he should be more that happy to include suggestions from you. Very important to push forward the good points and ignore bad or indifferent ones. Good luck.

Personally, I think you're with the wrong agent. I had a flip through what else that agent has on their books and it's almost entirely family homes. I would recommend checking out what agents the other town centre flats tend to sell through and market your flat with one of those agents.
I had a similar situation when I sold my flat. I changed agents and went from no viewings in 4 weeks to 6 viewings on the first weekend with the new agent.
It doesn't matter how beautiful the details are if the potential buyers don't even get to see them! I'd recommend getting an agent as near as possible to your flat. Buyers tend to wander around the areas they want to live, and pop in to the agents they see.

I was astounded on calling agent this morning to find that the secretary actually does the entries in that office! No wonder it was so bad. I went through each room, again using feedback, etc

Re executive flats in Birmingham (mentioned earlier in the thread): Local Midlands News on the TV reported, in the last week or so, that many of the new 'executive flats' in Birmingham have now dropped in value. Featured disapointed buyers who had purchased flats, are still waiting for them to be finished and they have already dropped significantly in value (@£20k - £40k).

I agree with Reeny MC and TrevGo: it's new built (smaller market than older houses= more specialist) and in an area that does not exactly attract loads of city-workers buyers (or am I wrong?). I also think 225 is quite high. I know of 2 beds 2 baths 15 minutes away from Liverpool street selling for less (and are completely newly built). But it is also true that your EA has not done a good job- very poor description and selling points not even emphasized: Change EA!

They've built too many now and you have to choose the development carefully. If you buy in the right place early on in the development, you can still make a profit

yeah, that is very nice. I wouldn't call it 'executive' as that word means a person who kisses butt/climbs the corporate ladder and works for someone else for a living. A know a few who are on an 'executive' board and they cannot afford half of that.

I echo what a lot of other people are saying - i think its the price. Its still only a two bed flat, so most likely to be a first home. You would have to be earning quite a lot to afford it! Also, its too pricey for BTLs, they wouldnt make much profit. A lot of smaller properties are staying on the market for a long time becuase of high prices, which is one reason why the market is stagnating. You might find a lot of properties on Rightmove about the same price, but are they really selling? or at least are they selling at that price?

The word "executive" used in context to mean swanky & upmarket always makes me laugh. We employ "Sales Executives" who earn less than £20k per year!!!
Your Apartment (please drop the "executive" bit) does look lovely though - for a young bloke or couple it would make a nice pad. Are the neighbours young... maybe people worrying about parties etc? The thing with having laminate floors in flats is that they conduct sound pretty well from floor to floor...
If you fell in love with it when you bought, why are you moving? It looks quite new, you can't have been there long...

When we were house-hunting last year, one property has advertised with the main. front-page shot being a kitchen tap with water trickling out... Needless to say, it's still for sale... Nice cottage with arty farty pictures
