Can anyone tell me the first step to finding out whether we could put another house on our plot.... is it planning, estate agents or developers who you approach?

Before going to any expense talk to your Local Planning Department and they will be able to tell you or at least guide you as to whether you have any chance of success in obtaining Outline Planning Permission... or not.
