michellegr, Sounds like you are on the way to getting this sorted. One other thing that may be worth doing is reading the lease (both yours and the banks). It's been many years since I last owned a leasehold flat and read a lease so I can't remember what was in it but there may be some conditions the leaseholders should adhere to that could help.

I hope you are able to sort it out soon. I am also disappointed at some of the nasty things written on this thread - totally uncalled for, unhelpful and I hope it does not put other people off asking what we think, know, can help with.

Ditto ILrush comments.
Noise is subjective. And what you find intolerable, someone else will be thinking is OK. Unfortunately it gets into your nerves / under your skin and can, in some cases, make you ill. I would dread the weeks when the neighbours husband was home (he worked away 2 weeks, then one week at home). He was deaf as a post and in denial about it and had the tv on so loud we could hear it as clear as if it was next to us when we were in the room furthest away from their tv. Also they never talked - everything had to be shouted.

It seems there are some that make it a hobby to prowl these forums to target certain vunerable victims, purely for the sport of digging in with personal abuse to suppliment their own deficiencies.
Their reward, is for their victims to reply with a lengthy retort in their defence. providing the Antagonist with the glory of some moment of attention.
From my experience this type of antagonists are more interested in bateing rather than debate.
Surely the point of any forum is shared adult conversation, and in perticular with the "Homes section" to discuss current issues on homes and to seek advice.

Yes, people Troll the Fora, causing arguments where there needn't be one. Just ignore them when you see them. These attacks are not personal. I remember that! Still not sure whether it was a wind-up or not. Luckily the majority of posters on here are normal and the trolls do not seem to hang around for long. As for you, with BB starting I suppose we will not see so much of you from this Thursday on!

I agree, that's why I initially ignored the first fews posts, ha ha. but wanting to give him his own medicine got the better of me, tch I'll try be more refrained next time. Thanks for the support all

***************RESULT************  Well so far so good. Bank has already had their chappie out to check it all. (The lady said architect but I'm not sure that was the correct prof, perhaps aircon technician / surveyor) and they aren't even interested in listening to it from my flat - apparently mentioned a few issues, but deemed it beyond repair and are replacing it! Yee haa! A brand new non-rattling version one hopes. I'm sure the thing is just ancient & is being put out to pasture. Now just to hope that they dont replace it with something too heavy duty than my floorboards and carpet can disguise.  Environ Officer says he's speaking to them re intallation guidelines, it sounds like the criteria might differ according to how close they / it is to residential rather than commercial, perhaps also different to how they used to be when this one was fitted... I'm not quite sure, but I'm hoping to find out-sooner rather than later. Keep holding thumbs everyone! Thanks Michelle

good luck with it, michelle. and keep a close eye on the installation if you can, and if anything strikes you as dodgy get on to the environmental ppl as soon as you can - once the bank has got a new system in & running they won't want to chage it a second time even if it isn't right.

Yeah I intend to Liz, hopefully without bugging anyone too much. But I'm keen to see how it goes. However the EO says that he's run them through a few installation procedures, so hopefully there are certain requirements that will ensure my sanity without my becoming an irritation to them  It's not timing Aryldi, that's why they're changing it. They got it checked out because of my complaint, & the EO advising that it wasn't acceptable now that my flat is residential, & when they checked it out they decided it was beyond repair. Whew.  Worth a few words eh, I'm glad I made the effort..as long as they don't install a V8 motor....without a V8 silencer....!

That's great news, you must be really pleased about that. To be fair to them, they have acted really quickly haven't they, at least the problem's down on record so you can always follow up if you have any more issues with the new one. Enjoy your sleep!

Don't go there...the reason I took the risk was that there's a pub a few doors to the right, a new pub opening a few doors to the left, a chinese below, chicken across the road, & kebab a few doors down. The balance of the shops is about um 20 maybe.... For such a small high street, Im presuming (hoping) that there isn't really a market for yet another pub downstairs. Also, as there's only three banks, if this one shuts it's prime position for another bank, little competition, plus it's already got the security etc. AND now that they're installing a new aircon, I reckon they won't have plans to move too soon after that expense. In the meanwhile I'll keep taking the lottery in the hope of winning enough to buy a little house around the corner
