I know I know - how long is a piece of string right! At the moment I'm 3 months since Sale Agreed and no sign of the buyers mortgage offer...except intermittent emails from the EA saying it's "almost here". Searches and stuff have allegedly all been done...can't imagine what the delay is!
We had the offer in place before we started looking. All we had to do was ring the bank to confirm the address we were purchasing. So in our case - no time at all. But like you say it is a piece of string.

Buyer could have been turned down for the first few applications that could be the delay!

it took our buyers lender over 6 weeks before organizing the valuation on our place, but only a couple of days after the survey to formally offer them the mortgage it seems to vary a lot depending on the lender.
