I have bought a new flat to which I shall be renting out, are there any electrical tests I need to be performed in order to let out the property. It is a two bed flat. Also would there be any advantage of having a full pir conducted on my own house. I know it would say if the wiring is safe or not but would it help in reduce my insurance to offset the cost. It is a 3 bed semi house in West London, any idea how much these two tests will cost and how long they may take.
Electrical testing of house circuits is NOT mandatory under current Legislation although it very wise to have it done because any problems causing injury may lead to you being sued by the Tenant.
Cost? £45 to £80 depending where you live. Some agencies will charge anything up to £120 which is a rip-off.....avoid and have it done yourself.
Gas Inspection.......Compulsary (and quite right too! )
