I offered a a reasonable price on Monday which was accepted and yesterday the estate agent informed of the bad news.
The house has been on the market empty for over a year and now has two people fighting over it Mad truely is just our luck.

Just had a similar thing we have had my late mother in laws on the market for 18 months and after reducing it, 2 people want it and one has gazumped at £5000 over asking price, but we have decided the 1st buyer offered asking price so have accepted that and refused the higher offer.

We were gazumped back in May. Offered the asking price and someone topped it by many £K.

Hi Angela, I'm really sorry about that. That must also make accepting a lower offer on your place rankle more. One thing tho is that if the house you were gazumped on is now out of the equation you might find something as nice (or at least with a garden) for less money and be able to put the first one out of your mind.

Be very wary that this is not a 'try on' - the EA may be trying to squeeze more money out of you. I have known this to happen to a 2 friends.

If this happened to me in the current market, I would reject my offer in principle. If the house then falls through with the other buyer, offer less than your original - in principle!

I too am very cynical about EAs, and I don't know about angela's situation - but from my own experience, they certainly weren't conning me on that occasion. There was another considerably higher offer and the sale went through to completion within about 8 weeks.
